How pricing works

How a defensible-space estimate is built

We don't print prices here, because no total is true for every lot. This is what goes into yours, in the order people ask.

  • What decides the price

The same house can cost very differently on two lots. These are the parts that move it.

    • Area worked in each zone, and the slope

    • How thick and how dry the brush is

    • Number and size of trees to limb up or thin

    • Access for the chipper and the truck

    • Whether debris is chipped on site or hauled away

  • What the estimate includes, and what it doesn't

One line per zone, then labor, disposal and cleanup, on a map of your lot.

    • Included: zone map, labor, chipping or haul-away, cleanup, photos of each zone

    • Not included: permit fees, or removal of a tree that needs a permit, unless the estimate lists them

    • Not included: irrigation changes, fencing, roof or gutter repair, unless the estimate lists them

  • What happens at the site walk

About an hour on your lot. We walk each ring with you, measure, photograph and note slope, access and trees. You tell us what you want to keep. Ask what the walk costs when you book; we say before we come.

  • When you get the number

In writing after the walk, as a map and a list with a price for each zone. You can do one zone now and the rest later; the estimate prices them separately.

  • How and when you pay

A deposit books the crew and covers the chipper and dump fees. The balance is due after we walk the finished lot with you. The estimate states each amount and the payment methods we take.

  • If the job changes

If we find something the walk missed, like a dead tree or a buried irrigation line, we stop, tell you, and write it as its own line before going on.

Questions

Questions about the number

What does it cost?

It depends on the lot: area, slope, brush, trees and where the debris goes. The page on how pricing works lists each part. The number comes in writing after the site walk.

Are you licensed and insured?

Our California contractor license is in the footer of every page, with a link to the state board's lookup. We send a certificate of insurance with the written scope if you ask.

How do I pay?

A deposit books the crew. The balance is due after we walk the finished lot with you. The estimate states each amount and the methods we take.

Get the number in writing

The walk comes first. The map and the price per zone come after.
